So assuming this is good, and I apply it today, when should I then rake/prep the dead grass to then seed for new grass
and what product would you recommend? I noticed a few different ones at Lowe's to seed in dead patches and help with new growth.

Highly likely it's grubs especially if that area is especially dry. Grubs like dry, sunny areas of lawn. I put down
