I would start by doing a cash out refinance on your home. Take the 30 year term
not 15. And DO NOT PAY IT OFF EARLY. Inflation will naturally eat away at the value of the debt. If you are uncomfortable taking money out or don't know where to put that money then just do a rate & term refi, and again I stress do not pay it off early. Minimum payments each month. But rates are so good right now I'm looking for investment properties as well. Trying to get more of that juicy long term debt.
