We ended up buying a nicer home in a less desirable zipcode. All our offers
were totally lost in the wash along the east bench here in the SLC area (Centerville to Suncrest). 100k+ over didn't matter since the homes were priced lowish to bring in the all the offers in the first place as bait.
People "winning" waived appraisals and home inspections and in some cases let the previous owners live there rent free for a few months while their new house was being built.
Giving the selling agent the phone number to your lender also helps solidify your position so they can immediately verify funds.
