Avoid mutual funds, invest in ETFs or low-cost index funds

Mutual funds are a rip off, way too expensive. Also I don’t think you need to put an allocation that large in the bonds, but do your own research. I think the majority of an investment could be focused on a total market fund, or an S&P 500 fund.

But what do I know.

And you can’t 1031 exchange the gain from your house anyway, even if a part is taxable (not likely).

1031 works if you are buying an equal or higher value home.
