And he clearly lies about his funds and how successful they are, The returns he claims he’s getting in a mutual fund (beating index funds) is statistically impossible, I saw a guy that did the math.

And you can’t 1031 exchange the gain from your house anyway, even if a part is taxable (not likely).

1031 works if you are buying an equal or higher value home.
