Late to the Party, but here's mine (Built 2 years ago):
1. WALK OUT BASEMENT. Builder didn't even have this as an option. I insisted, and I think we are the only house in the neighborhood with a walk-out. It makes everything, from finishing the basement to bringing in/out furniture, so much easier.

2. 9 foot ceilings and larger windows in basement - windows are your source of natural light downstairs, so if you don't want it to feel like a cave, upgrade to larger windows and do 9 foot ceilings.

3. Plant trees as soon as possible.

4. Upgrade your flooring. We went with hard wood (the faux wood is also nice) and upgraded carpet and upgraded pad. We almost always get comments on how others like our carpet when they come over. It also lasts so much longer and makes you want to take your shoes off when you come inside the house.

5. Double sinks in bathrooms. Will hurt your resale value if you don't do it.
