I think the biggest misconception about RE is that it takes tons of money to get into. My first inv. purchase was $45K
down on a 4-plex for $167.5K that eventually increase to $350K

So, setting aside cash income from rents in excess of costs, I didn't just get 208% ROI.
Leverage gave me 770% on my cash put in.

To make that investment I had to sell stock at a significant loss and I missed out on the recovery of that stock, but the leverage multiplies your smaller investment so it gave me a great jumpstart in investing and I've gotten more (and really believe I need to sell one now). I have friends and family who were able to invest with as little as $10K for similar multipliers.

I just wish I had bought a second single family home in that low market, because I'd like to sell my primary residence without the tax and start the clock on the next one.
