but if you indicate what you believe the return profile is / can be, then you are implicitly telling people what they (or what you) can expect. Otherwise, the examples aren't relevant. (

We will have to agree to disagree because although I applaud your success, in aggregate, the return figures that an investor can expect from prudent RE investment is no anywhere close to 20% a year.
