Of commodity price fluctuation makes you count your lucky stars when you got a hedge in place. Not so much when the price drops but hedging was about locking in and booking price rather than arbitrage.

We built it over 14 months. Did a lot of the work as well with, contracted out for Electrical, plumbing, and foundation.
