The commodity price of lumber is back to pre-pandemic levels. Contractors are
slowing down and will soon need to compete for work again. Sub-contractors will bid more aggressively. Companies will lay off workers as volume drops, and those guys will start competing with former employers.

It is just like everything else. The cost of building will fall drastically over the next six months. People will prefer new rather than old houses, and the price of existing homes will fall. It is still simple economics.
