Usually what happens is the title company will email you instructions on where
to wire the money. They normally have it in huge bold letter to “CALL AND CONFIRM YOU HAVE THE CORRECT ACCOUNT INFORMATION.” Ideally you would call and verify then give that information to the banker.

But what can happen is scammer will hack your email. They will monitor it and see if you are getting emails about buying a home. Then they will send you a fraudulent instructions on how to wire the money including a fake number to call to verify. You then give these fake account details to your bank teller and say goodbye to your down payment. Nothing the bank can do because you verified the account info, nothing the title company can do because you used the wrong email.
