First time I bought a home I had a scam attempt like this.
Very well done professional looking clone email (capital I instead of an L in the addresss) with all kinds of very specific details. It had wire instructions with the exact amounts in the closing disclosure, but to a bank I’d never heard of. I sent multiple emails to a realtor the mortgage broker, and the bank to try to confirm, and no one responded for multiple days.

I flushed out the fraud. But it was clear to me that somebody had breached the security of you do the bank for the mortgage company (based on the details. It was clear that it wasn’t the realtor) and have access to the whole file so to speak. Pretty infuriating, and I could see how someone last sophisticated could fall for one of these scams.
