That’s exactly where I’m at.
I had to move to 3 different locations for work over the past 10 years - so I’ve saved for 8 years, renting pretty rough/cheap places and living really frugally to be able to stash away a 6-figure down payment. With disciplined saving and living bare bones, it’s possible to save quite a lot.

I’m having a heck of a time finding a starter house under these market conditions though, prices are still simply too high for the current interest rates, and it’s going to take time for the market to adjust to current economic policy. I’m looking to do the same as you, and borrow $325-$350k. However, I can’t find anything in my area in the $400-$450k range that is in decent condition. Not fun after saving so much for so long.
