You just don't need one at all when purchasing. Selling is different, you will
get more offers and thus usually a higher best offer when listed with an agent. Use a 1% broker.
My favorite line from these guys is when the justify paying them to be your buyer's agent and explain that you don't need to care about their 3% commission because the sellers pays. Yes, and my offer is then 3% less than an offer I make without you. They will try to explain that math is different in their world. They stick to that claim so well that it seems that they don't understand it themselves.

If it’s on Realtor.com or Redfin or Zillow the buyers will find it and ask to to see it anyway. It’s not the old days
