In Utah I’ve used Intermountain Properties, $99/$179 flat fee to list on MLS
This is for sellers. They provide you the forms you need (seller’s disclosures, lead paint, etc.)
Flat fee $179 for 35 photos and 12 month listing. They get a 0.1% fee at closing (I.e. only 2.9% goes to buyers agent).
Saves you 3%. I’ve used their service 4-5 times.

If it’s on Realtor.com or Redfin or Zillow the buyers will find it and ask to to see it anyway. It’s not the old days
