Yep, good point. I edited my OP to make the case that my bigger argument is that
generating a 4% return would be tougher than most people think in this environment, IMO. Also, $96k in CA with a family of 4 is very different than $96k in Mississippi.
But my bigger issue is generating enough income with where today's rates are at.
