Obviously there are ways

For example, I know people who rent out rooms in their home as vacation rentals. Nice CASH income.

I'm not a fan of HELOC although it might be OK for some people. There are many other ways to borrow using your home for collateral that are much better.

Depend on phase of life. Towards retirement less debt is better. Younger, be more aggressive.

They pay interest on the loans, and pay it from their income earned. All large brokerage houses do these loans.
