In 2012 my wife and I saved money to purchase a SFH rental in a depressed
housing market. No one else wanted it, so we got it for a bargain and even though it just barely cash flowed at the time we took the risk and took it off the market and put a renter in it, hoping that one day it would pay off.

We have always tried to be good landlords. When maintenance is needed we pay for it, no questions asked. We’ve avoided jacking the rent up on the tenants when it came time to renew the lease (even though we could have based on market price).

We took the risk, we spent our own money to get the home when no one else would, and we’ve tried to be good landlords and provide a quality place for a young family to live since then.

So no, I don’t feel guilty at all that now that everyone wants to buy the house I get to sell it for a tidy profit. If others wanted that profit they could have done exactly what we did 9 years ago.
