Need a snickers? You sound like Max Kellerman when you're hungry. I won't argue any of your questionable
"facts" except the it is such a lucrative profession. I would argue that most, like maybe 50%, (totally guessing on stats here) realtors don't make more than a school teacher would. They aren't good with people, they don't know how to solve problems, don't know how to make deals, etc. They got into it for the reasons you wrote. They get deals from relatives or friends or trip into a client(who doesn't know what they are doing either or they wouldn't have picked this realtor). Then there are like 30% of realtors who kind of get it and know how to talk and are good at advertising and can solve problems that come up with EVERY deal. They do ok. They make a good living, and they probably earn it with their service or knowledge or skills. Then there are like 10% who do really well. Same makeup of the previous group but hustle harder. Then there are the elite. This is what everybody thinks all the realtors are. The dudes who roll in super nice cars, bombard your social media with sponsored posts, help famous people buy and sell, own a TON of rentals and absolutely kill it. These guys HUSTLE and combine that with their skills which they have worked on and honed for years and they are super successful. Same blue print to be successful in anything really. These guys are REALLY GOOD at what they do.

The problem is the first 50% give realtors a BAD NAME! The other 50% do ok and provide a service but they can't shake the bad name given because of the relators who DONT make much money, and who mess up deals, and who leave clients upset.

Thats my 2 cents.
