I’d pay them flat fees for each of the different services that they offer
It shouldn’t matter what the house costs, but it should matter what is being done. I’d pay a bonus when the home is sold, and a bonus if it’s sold for more than comparable prices and if it’s faster than most homes sell without bringing in less money.

The problem is buyers all get agents because they don't have to pay. Then sellers homes don't get shown if using flat
