very often but I have seen them. They can get real ugly. If your transaction went through a real estate agent as the seller or buyer you are almost completely off the hook and the brokerage EO insurance steps in. I saw one 2 years ago over a seller who purposely didn't tell their agent about a defect in basement plumbing. New buyers found it and sued for damages, seller off the hook and agents insurance paid the settlement of 27k. Thats just one, really easy off the cuff reason.
