Because it's kind of a "pay to play" cartel. And in many places you can't
get in the game without paying a ridiculously expensive agent who most often is mostly motivated by self interest and could give a rat's behind about "best interest of the client."

The problem is buyers all get agents because they don't have to pay. Then sellers homes don't get shown if using flat
