Pretty weird that you create a brand new thread vs coming to me.
I'm happy to expound but I was trying to keep it simple and paraphrase because I wrote it up on my phone while sitting on the toilet post meeting.

But for future reference I think I'm a pretty open book on here. Just ask me and I'm happy to answer.

I'll make this simple....she called me and said hey I was told you were planning to put your house on the market. Would you be open to having me swing by and take a couple pics to share with my buyers? (Call placed on Friday). I'll follow up on Monday and let you know when I can come by.

Sure no problem.

Send txt this morning. Can I come by at noon? No wife and I need to run some errands. If you want I can give the door code and you can just come in and do your thing? No, I would love to meet you guys and learn more about your new home...umm, okay. Can you come now? Sure, I'll be there soon.

Walks in and (quick intros) can we walk around real quick and get an overview of the place? I'll just take some pics why you show me the home. As we walk around she starts telling me about some of the special things they do as realtors...like power wash my drive way and lay down new pine straw. (All part of their 6% fee). Apparently she didn't take the time to see we just power washed the drive and new pine straw was just placed 2 weeks ago. She then proceeds to tell us what she would change on how she lists it.

I then say I think at this point we are just going to use a FSBO option. I just don't see the need in this market to use a realtor.

She asks if we can sit for a couple mins and talk about why we want to go that route? She asks if the FSBO option will get me an MLS listing. Yes, it will I said. She says you know most realtors don't want to work with FSBO listings. We just find it's easier to work with other agents because we can move things along quicker because we know what needs to be done. If there is additional papers, ect we know it all. So there is good chance you miss out on potential buyers because others will avoid showing your home?

So your telling me someone won't show it because Im not using an agent...yep, not me of course because I'll show my customers what they want but it would avoid it because it's a FSBO.

So yes, I thought it was lame that a realtor won't show my home to someone because it's FSBO.

FTR, we spoke with an agent this evening that does flat 2% fees. Said he has a list of buyers that will look at it this weekend. Said don't waste time with all the extras, people want to buy and are willing to offer what is needed to do so. Said if one of his doesn't come through he'll get it up in MLS following week. He is a licensed agent and will do everything.

Why do you charge less? It's about quantity in this market. Said there are so many buyers and so much cash there is no need wasting time with extras. Get in an get out. Why waste weeks getting it prepared when people want them. You either know you like it or you don't. A clean drive way isn't the difference in a sale right now. A house available is.

I think 2% to not have to deal with everything is fair. 6% is not when the market will sell it already. If there was tons of leg work and they hard to spend time finding people sure. But the last 3 homes in our hood have all had 10+ offers first day.
