most out of state buyers use agents. if you sell without one you might miss out on that transplant who will overpay for
your house.

If your buyer is going to be local... then no need for an agent.

If transplants buy in your neighborhood... then use an agent.

For instance... if I lived in St George... I would definitely use an agent. You want to find that California buyer who thinks St George housing is cheap.
