Not that much disagreement with you here
1) I didn't think UNLV was a good option, just that they're another feasible possibility for the PAC12, as much as BYU or San Diego St (especially given how we know the PAC feels about BYU and SDSU likely being TOO close to USC/UCLA). I don't think the PAC likes any of those options, but UNLV is a dark horse worth considering at least.

3) Over the last decade, Cincy has won 61% against P5 (BYU is 39%), has been ranked 32 weeks (BYU 20), finished ranked 4 times (BYU 1), and has over the last 4 years has averaged 1.74M viewers per national game (BYU is at 1.07M). They've been better on the field and on TV and don't have the same baggage BYU does. They average 800 miles to the current Big 12 schools (BYU averages 1200). The only argument BYU has over them is that 20+ years ago, BYU was better.

I tend to put a focus on the last decade in running stats/data so that hurts BYU and helps Cincy and UCF (who has many of the same advantages as Cincy although geographically nearly as bad as BYU).

That said, I think UCF/Cincy are the top 2, but it's hard for me to imagine a top 4 that doesn't include BYU
