can’t use them. Also few homes on the market means fewer comps. Hard to get a good appraisal if you can’t find a similar recently sold property in your area.
I understand the difficulty but also feel appraisers need to be more open to getting creative when needed in finding comp's. Also hard to keep up with this kind of seller's market. They need to take feedback better & be more flexible. Not everyone is in a position to make up difference in price vs appraisal in cash.
