The contract should always be considered.

Doesn't mean he has to agree with it, but he should at least consider it. As noted above, no appraisal is accurate to within $1,000. Mostly depends on how much he has already stretched and what his data area. But yes. Contract and marketing need to be considered.

Tough to get good comps w/ so many sold w/o an MLS listing. At least in Utah, those aren’t reported so appraisers
