What was the price if you don't mind me asking and was it recently? Seems like

the appraiser did a bad job imo. When they know the purchase price and it's 9k off(just over 2%) on a $400k home that would seem Bush league for the appraiser to dig their heels in on their price, especially when they don't go inside the homes of the comps they pull.

Tough to get good comps w/ so many sold w/o an MLS listing. At least in Utah, those aren’t reported so appraisers
