Yea a lot of theories out there

Pulisic had a father who was a former pro/coach who was very involved with a fairly structured developmental plan from age 2-3.. he still was playing for a top level team in the developmental academy for most of his youth as well so not as applicable if you have that access to coaching which is one of the main components lacking in smaller towns
