Comparing owner occupied home and rental home is the idiotic part!

Leverage allows you to make tremendous return strictly on the amount of money invested at a rate of return much higher than the average inflation or appreciation per year on the entire purchase price. You are not paying the entire purchase price but making money only on your down payment plus additional benefits.
