anybody saying it's easy. RE is a very active investment that takes a lot of work. Buying into an index fund isn't. Most people here are disagreeing with your analysis that they are comparable and that equities come out on top on the comparison. Your analysis left out a lot of what is involved with real estate investing.
And I already responded to your billion dollar fund claim above, but it's worth responding to again. Assuming that anybody who makes money with their RE portfolio needs to immediately open up a billion dollar fund is a laughable argument. I hope you can see that.
