He (or she) is actually not. As I mentioned before, Blackstone doesn't use a 20% IRR
assumption for their commercial / residential RE funds so the idea that the median return assumption for RE investors should be 20% is asinine.

Now some people may have earned that, but that doesn't mean it's either a) repeatable going forward or b) available to the general public.
