It's a lot easier to buy and manage your own real estate portfolio than it is to

operate an investment fund of that portfolio. If DetmerForever is assuming that real estate investment returns are bad or exaggerated because successful investors should be operating a PE fund with those kinds of returns, then he's missing a big part of the picture.
