If you COULD invest a billion dollar fund in residential real estate and generate better returns than you can get in the stock market, you should do it. You'd become a billionaire. Why wouldn't you do that?

If you CAN'T invest a billion dollar fund in residential real estate and generate better returns than you can in the stock market, then you agree with me, so no need to argue.
