I agree completely. I feel badly for the students (some of whom are family), but
landlords are not evil and are not necessarily rich. Passing the financial burden from one group to another is not how we do things, even if one side appears to be more sympathetic.

Landlords have mortgages, sometimes huge mortgages, that they have taken out to provide that housing. Hence contracts.
