I don't own BYU housing because the numbers barely work in good times. I have
looked at it a lot and the margins are too thin. There are probably some long time landlords that are doing great but most are just getting by. The BYU regulations actually increase the cost and make it harder for Landlords. Now having BYU who is keeping full tuition tell Landlords to let tenants out of their contracts is ridiculous. I will add this to the reasons not to buy BYU rentals.

On a separate note I also read some of the comments about students thinking it is unfair for landlords to have year long contracts. The students choose to live in nicer places that require year long contracts instead of less nice places that don't. Those places are nicer because they are able to charge year round contract and can provide a better product. Students want a nice place but want to only partially pay for that and the economics don't work.
