Except for when the contract runs till August...
I'm a student currently. My contract doesnt end until August. It's a tough situation all around. But landlord's have mortgages and bills to pay. If we ditch and are relieved from our contracts, then how does that impact the landlords providing for their families. It's a domino effect.

I don't agree with the sentiment of demanding to be released from your contract, to me it seems like dodging accountability during a hard time in life. And to clarify the original post, as far as I know, BYU hasnt asked off-campus housing to let students out of contracts. Just my thoughts.

I also wouldn't say that a vast majority of contracts end in April. I think its probably the contrary, that a majority actually end in August. Can't verify it, but many complexes seem to have switched to a year long contract only.

Also, one final note. When you sign your contract a majority of places have you put down your first and last months rent, so the argument is null because the rent for the last month has already been paid from when you signed the contract.
